Why real estate leads go cold — and how to fix it
The short answer
When a developer tells us "Meta leads are junk", they're usually half right. The leads are often poor — but the reasons are almost always fixable, and most of them sit outside the ad account.
Reason 1: the algorithm is optimising for the wrong thing
If the campaign optimises for "leads", Meta finds people who fill forms easily. It has no idea which of them visited the site or booked, because nobody told it. Sending CRM outcomes back as offline conversions changes who the algorithm looks for.
Reason 2: the follow-up gap
Many property buyers enquire with several projects the same evening. The first to reply with useful information — price sheet, floor plan, a site-visit slot — usually gets the visit. A team that calls the next afternoon is calling a buyer who has already moved on.
Reason 3: the ad didn't qualify
Creative that shows a pool and a skyline, with no price, configuration or location, attracts everyone. Stating "2 BHK from ₹95 lakh, 5 minutes from the station" loses some leads — and saves the sales team from calling people who were never buyers.
What we change first
- Instant WhatsApp response with brochure and one qualifying question.
- Human call within minutes during working hours.
- Price and location in the creative.
- A budget question in the form.
- Offline conversions — connected, qualified, visited, booked.
- Weekly review with sales on lead quality.
The result to expect
Reported cost per lead usually goes up. Cost per site visit usually goes down. The second number is the one that pays for projects.
A quick self-check for developers
- How long does it take your team to respond to a new lead?
- Does your ad state price, configuration and location?
- Does your form ask a qualifying question?
- Are CRM outcomes sent back to Meta and Google?
- Do sales and marketing review lead quality together weekly?
Lead quality diagnostic
| Symptom | Likely cause | Fix |
|---|---|---|
| Many unreachable numbers | Low-intent forms | Higher-intent forms, WhatsApp verification |
| Leads outside budget | No price anchoring | Show price ranges |
| Leads outside location | Broad targeting or unclear location | Tighten geography, state location clearly |
| Good leads, few visits | Slow follow-up | Instant WhatsApp, fast callbacks |
| Visits but no bookings | Product, pricing or sales process | Sales review, offers |
What to do next
- Audit response times
- Add qualifying questions
- Upload site visits as offline conversions
- Review lead quality by source weekly
Frequently asked questions
How fast should real estate leads be contacted?
Within minutes. Automated WhatsApp messages can respond instantly while sales teams call.
Should we stop using lead forms?
Not necessarily — use higher-intent settings and qualification, and compare with landing pages and click-to-WhatsApp.
What is a good lead-to-site-visit rate?
It varies by project and market. Track your own rate and improve it through qualification and follow-up.
Why do Meta real estate leads not pick up the phone?
Low-intent forms, slow follow-up and broad targeting are common causes.
