Real estate marketing agency in Mumbai and MMR

The short answer

Mumbai Metropolitan Region is one of India's largest and most competitive property markets — from luxury towers in Worli and Bandra to large townships in Thane, Navi Mumbai and beyond. PMG runs real estate marketing for developers and channel partners across MMR from our Andheri West office, measured on site visits and bookings.

What we deliver

How a project launch runs with us

  1. Project economics — ticket size, inventory and target cost per booking.
  2. CRM and tracking — stages from enquiry to booking, fed back to ad platforms.
  3. Pre-launch — locality content and waitlist building.
  4. Launch — search, Meta and click-to-WhatsApp with qualification.
  5. Sustain — construction updates and site-visit retargeting.
  6. Weekly reporting on cost per site visit and booking.

What does real estate marketing in Mumbai cost?

Real estate budgets are driven by the project's inventory, ticket size and sales velocity target. The number that matters is cost per booking as a share of the unit price, and working backwards from it:

Funnel stageTypical conversion to plan forWhat moves it
Lead → contactedHigh, if follow-up is in minutesSpeed to lead, WhatsApp auto-reply
Contacted → qualifiedVaries by qualification in the adPrice anchoring, location clarity, budget question
Qualified → site visitThe key efficiency metricVisit booking on WhatsApp, pickup offers, weekend slots
Site visit → bookingSales team, product and pricingSample flat, offers, finance tie-ups

Rather than quoting a universal cost per lead — which varies enormously between a ₹60 lakh one-BHK in Kalyan and a ₹12 crore residence in Worli — we set a target cost per site visit from your marketing budget per unit and your historical visit-to-booking rate. Agency fees for project launches are typically a monthly retainer or a hybrid; creative production (films, 3D walkthroughs, sample-flat shoots) is scoped separately.

MahaRERA advertising rules every campaign must follow

MahaRERA has required, since August 2023, that real estate advertisements prominently display the project's MahaRERA registration number, the MahaRERA website address and a QR code that links directly to the project's page on the MahaRERA portal. The order specifies that the registration number be shown in a font at least as large as the largest contact details, and non-compliance can attract penalties per violation (MahaRERA order summary).

For digital campaigns, we apply this to:

  • Static and video ads on Meta, Google and YouTube, including thumbnails and end cards
  • Project landing pages and microsites
  • WhatsApp brochures and price sheets
  • Influencer and channel-partner creative, which is checked before it goes live

Claims about possession dates, amenities, distances and returns are kept factual and supported — both because the rules require it and because misleading claims raise complaints and lower conversion.

Which Mumbai micro-markets need which message?

  • Worli, Lower Parel, Prabhadevi — luxury and ultra-luxury; discretion, brand, views and design; NRI and HNI audiences; fewer, higher-value conversations
  • Bandra to Andheri — premium redevelopment projects; connectivity, schools and lifestyle; strong upgrade demand from existing residents
  • Goregaon to Borivali and beyond — mid to premium segment; metro connectivity and family amenities
  • Powai, Ghatkopar, Mulund, Chembur — Central suburbs; IT and office proximity, established social infrastructure
  • Thane — township living, space per rupee, schools; large family-buyer audience
  • Navi Mumbai, Panvel and the airport corridor — infrastructure-led demand around Atal Setu and the new airport; investors and first-time buyers
  • Kalyan, Dombivli, Vasai-Virar — value housing, first homes, EMI-led messaging

How we run a Mumbai project launch

  1. Pre-launch (4–8 weeks before). Locality content, early-bird waitlist, landing page with RERA details, CRM stages defined.
  2. Launch week. Search campaigns on project, locality and developer terms; Meta and click-to-WhatsApp with qualification; YouTube walkthroughs.
  3. Site-visit engine. Weekend visit slots booked on WhatsApp, reminders, pickup options and follow-up after the visit.
  4. Sustain. Construction updates, retargeting of visitors and engaged leads, referral campaigns for booked buyers.
  5. Weekly review. Cost per site visit and per booking by campaign, channel partner and micro-market.

Developer vs channel partner marketing

Developers and channel partners often advertise the same project to the same buyers. For developers, the priority is controlling the brand, the message and lead ownership. For channel partners, it's being faster and more useful than the developer's own funnel — sharper qualification, quicker callbacks, comparison content across projects. We work with both, but not on competing campaigns for the same project.

The Mumbai project funnel

Real estate marketing is judged at the end of a long funnel: impression, enquiry, contact, qualified lead, site visit, booking. We track every stage in the CRM, feed site visits and bookings back to Google and Meta as offline conversions, and judge channels on cost per site visit and booking — not cost per lead.

Marketing Mumbai property to NRIs

NRIs in the Gulf, the US, the UK and Singapore buy Mumbai property for family, investment or eventual return. Campaigns in those markets need time-zone-aware follow-up, video walkthroughs, clear information on documentation and payments for NRIs, and MahaRERA compliance.

Creative that sells Mumbai homes

  • Walkthrough videos and sample-flat tours
  • Location maps with commute times to business districts and stations
  • Clear configurations, carpet areas and price ranges where allowed
  • Amenities shown honestly, not computer-rendered fantasy
  • MahaRERA registration number and QR code on every ad

Working with channel partners

Many Mumbai projects rely on channel partners. Clear lead-ownership rules, CRM tagging and separate tracking prevent disputes and show what direct marketing contributes.

Example: a 12-week project launch

Weeks 1–2: teaser creative and registrations; weeks 3–6: launch campaigns on Meta and Google, WhatsApp brochures, site-visit booking; weeks 7–12: retargeting with walkthroughs, NRI campaigns and weekend site-visit drives.

How we work with businesses in Mumbai

  1. Audit (week 0–1). We review your ad accounts, analytics, tracking, website and competitors in Mumbai, and send a written audit: what's broken, what's wasted, and the three moves we'd make first.
  2. Plan (week 1–2). A measurement plan, break-even ROAS and target CAC, a channel mix for Mumbai, creative planned in Marathi, Hindi and English, and a 90-day roadmap with owners and dates.
  3. Launch (week 2–4). Clean campaign structures, verified conversion tracking, the first creative sprint and landing-page fixes that remove obvious friction.
  4. Optimise (months 2–3). Weekly tests across audiences, bidding, creative and pages, with budget shifting toward the cheapest incremental results.
  5. Scale (month 3 onwards). New channels, cities and retention loops — added only when the economics hold at higher spend.

Our only office is in Lokhandwala, Andheri West. We meet Mumbai and MMR clients in person for kick-offs, reviews and shoots. Every client gets a shared WhatsApp group, a weekly 30-minute call with the strategist who runs the account, a live dashboard and a written change log. See how we work for the full process.

Why businesses in Mumbai work with PMG

  • Senior people on your account. The strategist who runs your campaigns is the person you talk to every week.
  • Weekly transparency. A scorecard, change log and test board every week — no vanity metrics.
  • Short minimum terms. We would rather keep clients with results than with contracts.
  • Local-language creative. Campaigns written for Mumbai audiences in Marathi, Hindi, English and Gujarati — never machine-translated.

Frequently asked questions

Do you work with channel partners?

Yes — with faster follow-up systems and differentiated messaging, since channel partners often compete with developer campaigns.

Can you handle NRI marketing for Mumbai projects?

Yes — targeting NRI audiences in key markets with video, remote-booking information and WhatsApp consultation.

Do you visit project sites?

Yes — for shoots and planning, within MMR.

Which platform works best for real estate leads in Mumbai?

Google Search captures buyers already researching a project or locality; Meta and click-to-WhatsApp build volume and remarketing; YouTube handles walkthroughs and NRI audiences. The best mix depends on project stage and ticket size.

How do you improve real estate lead quality?

Show price ranges and locations clearly in the ad, add a budget or timeline question, respond on WhatsApp within minutes, and optimise campaigns toward site visits using CRM data rather than raw form fills. Our note on real estate lead quality explains the details.

Do you create 3D walkthroughs and project films?

Yes — project films, 3D walkthroughs, sample-flat shoots and locality videos, planned so each asset can be cut for ads, WhatsApp and the website.

Can you market to NRIs for Mumbai projects?

Yes, with campaigns in the key NRI markets, time-zone-aware follow-up, video consultations and clear information about remote booking and documentation.

Do your ads comply with MahaRERA rules?

Every ad and landing page includes the MahaRERA registration number, website and project QR code as required, and claims are checked before publishing.

What's a good cost per site visit in Mumbai?

It varies widely by micro-market, ticket size and season. We set targets from your sales conversion rates and project economics.

Can you market resale or rental properties?

Our focus is developer projects and brokerages with compliant listings and clear processes.

Do you integrate with real estate CRMs?

Yes — most major CRMs, so leads, site visits and bookings flow both ways.

How long does it take to see results from digital marketing in Mumbai?

Tracking fixes and search campaigns often show improvement within two to four weeks. Prospecting on Meta or YouTube usually needs three to six weeks of creative testing, and SEO compounds over three to nine months. We agree leading indicators for each channel so you are never guessing.

Do we need to sign a long contract?

No. Minimum terms are short, because we would rather keep clients with results than with contracts. Ad accounts, data and creative stay in your name throughout.

Will we own our ad accounts and data?

Yes. Campaigns run in your own Google, Meta and other ad accounts with partner access for PMG, and you can see everything at any time.
